  • Once my home is listed, will I actually hear from you?

    Yes. When your listing goes live, my work doesn't stop. It shifts into the background, making sure your home performs in the market. You won't get a call from me every day unless there's feedback or an offer, but you'll never be in the dark. You'll get an automatic notification for every showing request and every piece of feedback, a report every Monday showing how your home is performing, and an update any time my team or I take action on your property, like scheduling a virtual open house or updating the MLS.

  • If a buyer calls about my home, will someone actually answer?

    Yes. Every call or text about your listing goes to me and to two or three other agents on our Mississippi Magnolia team at the same time, so an interested buyer never hits a dead end. Serious inquiries reach me within the hour, and our CRM sends reminders so no buyer or buyer's agent falls through the cracks. More buyers getting answers means more showings for your home.

  • Will you just keep lowering my price if the house doesn't sell?

    No. A price cut is the last thing I change, not the first. My job is to get your home the most exposure possible, because more exposure means more showings and more offers. Before any price conversation, I refresh your marketing with a new video, a virtual open house and targeted marketing aimed at the right buyers. I once took over a family home that had sat for six months with another agent. The price wasn't the problem, the marketing was. After I relaunched it, it went viral and brought in 10 to 20 inquiries overnight. Sometimes a price adjustment is the right call, and when it is, I'll show you the numbers behind it.

  • Will you push me to give in just to get the deal closed?

    No. My job is to represent you, and only you. I don't practice dual agency, which means I never represent the buyer on a home I'm selling, so you never have to wonder whose side I'm on. We set clear expectations from the start. I recommend a pre-listing inspection so we can find issues early, make the right disclosures and plan ahead, and it has helped most of my listings avoid surprise inspection results. When a negotiation comes up, I bring you two or three options and walk you through each one. I advise, you decide, and then I back you up.

  • I need to sell my home and buy my next one at the same time. How do you keep it from falling apart?r Question

    Carefully. Selling and buying at once means twice the chances for something to go wrong, so these clients get my closest attention. My transaction coordinator manages both deals side by side, with a timeline and progress reports for each, so your purchase gets the same attention as your sale. I also know where these moves usually hit trouble, and I negotiate protections up front, such as a home sale contingency (your purchase depends on your current home selling) and timeline contingencies that line up both closings.

  • What if I'm unhappy? Am I locked into the listing agreement?

    No. I haven't had a seller ask to leave, but if you're ever unhappy, my first step is to sit down with you and fix it. If we can't, Mississippi Magnolia's policy lets you end the listing agreement at any time during the listing period. The only cost is a fee of 1% of the list price, which covers the marketing already invested in your home.


  • How does your commission work?

    There's no standard commission in Mississippi. It's always negotiable, and we don't do it the typical way. You choose the marketing package that best fits your situation, and your package sets my commission. Before your home ever hits the market, I've already put $500 to $1,000 of my own money into marketing it. As for the buyer's agent, I won't pressure you to lock in a percentage ahead of time. Buyer's agents negotiate their commission every time, so I'll help you understand what's reasonable to expect and explain exactly where every dollar goes.

  • How do I find out what my home is worth?

    Ask me for a personalized home valuation. You'll get a real number from a local agent who knows your neighborhood, not just an automated online estimate (Yes, I'm talking about Zestimates and other services, which is known to be inaccurate). 

  • Do you help buyers looking for homes near Mississippi State University?

    Yes, it's one of my specialties. I help faculty, families and parents buying a home for their student find the right place near MSU.

  • We're PCSing to Columbus Air Force Base. Can you help?

    Yes. Mississippi Magnolia has a dedicated military relocation program for families moving to Columbus AFB, including help deciding between Columbus, Caledonia, West Point and Starkville.

  • I've never done this before. What if I don't understand something?

    News alert: this is one of the biggest transactions of your life, and you have every right to ask questions. There's no such thing as a dumb one. Text, call or email me whenever something doesn't make sense. For bigger questions, like walking through a contract, I like to hop on a quick Google Meet video call so we can go over it together on screen. I'm available, and I'd genuinely love to answer them.

  • What areas do you serve?

    The whole Golden Triangle: Starkville, Columbus, West Point and Mathiston, plus Oktibbeha, Lowndes, Clay and Webster counties.

  • Where are your offices?

    I always say we have two options: Starkville at 301 East Main Street, Suite 125-G, or wherever you want to meet. Book an appointment with me, and we can meet at a local coffee shop or at your property that I am listing.
